Available to first-time home buyers

• Tax credit amount up to $8,000 (the credit is included in your tax refund - if you receive a refund just add the $8,000 to it, if you owe, subtract the $8,000 from it)
• 10% of purchase price of home up to maximum of $8,000
• Eligible for homes purchased on or after January 1, 2009* and before December 1, 2009
• Available on single family, detached homes, town homes and condominiums
• Buyers qualified for full tax credit are single tax payers with incomes up to $75,000 and married couples with income up to $150,000
• The big plus - this tax credit, unlike the first, doesn't have to be paid back as long as you stay in the home three years

* For those who brought homes in 2009 and filed your taxes, you can still get the credit this year.  Ask me how!

SHORT SALES

A short sale is when the owner owes more on the property than it's worth.  In the case of short sales, the owner will get no money from the sale of the property.  What does that mean to a buyer - the seller wants to sell the home rather than have it go into foreclosure.  It's a great opportunity to get a home at a reduced price.  Don't be afraid to make an offer on a short sale because you can't offend the homeowner, they just want to sell the property before they lose it.  Also, on a short sale, if you are in a rush to purchase, this is not the type of sale you want to buy.  It could take some time before the offer is approved.  You need an agent that knows how to put the offer package together to send to the lender.  I am certified in short sales so if you need help buying a property or selling your home, give me a call.

FORECLOSURES (REO) PROPERTIES

These are properties that are already owned by the bank.  They are excellent properties to purchase as you can usually get a good deal.  They are vacant and some are in move-in condition.  If they need work, finance the cost of repairs in with your loan.  Whatever the case, they are worth a look.
