When looking for a home, you need someone that will represent you. Be careful of calling the person on the sign in the yard as they represent the seller. Get representation whether it's a home listed by a Realtor, new construction, or a FSBO (for sale by owner). When you enter a home, whoever takes you in or shows you the home is probably the person you will be working with because another agent, at that point, cannot represent you. In the case of new construction, call me before you decide to visit.

First Time Home Buyer Assistance

The following programs give assistance to first time home buyers whose income is within the guidelines of each program. For more information, please contact the counseling agency, government agency or lenders
provided.
The USDA program is a program for anyone buying homes South of the Delaware Canal. It provides loans to home buyers moving into "rural" areas as defined by the USDA. For instance, Dover would not be considered a rural area. For information on which areas qualify, contact the agency directly. Also, the NCALL counseling agency does alot of work with these types of loans.
For the first time homebuyer program in New Castle County, contact Beverly Ward at YWCA Delaware. Her number is (302) 224-4060. Her office is located at 153 E Chestnut Hill Road, Newark, Delaware. Classes are held the 2nd Saturday of each month. Call Beverly to get registered.

HUD Homes

If you are interested in buying a HUD home, I can help you with that. If you are bidding as an owner-occupant, you must occupy the home for 12 months.
Click on the link to view the HUD homes and view the Property Condition report and the Environmental Compliance Report to get an idea of what repairs the property will need. If the property is eligible for a 203(K) loan that will be indicated.
